As one of the most impressive addresses on Ocean Avenue, the landmark 22 unit condominium development known as El Tovar, is located at 603 Ocean Avenue, representing a truly stunning treasure with Pacific Ocean breezes gently passing by and the resilient palm trees playfully swaying in harmony.
This property dates back to the early 1920s and is rich in history having storytellers and history buffs intrigued. There’s a distinct uniqueness to its architecture as well as history. This classic, ultra-luxurious seaside mid-rise encompasses three architectural building periods each with its own distinct characteristics. Constructed in 1926-27 as a Classical Revival Style four-story, 8-unit luxury hotel originally named “Hillsonia,” named after the owner Edward M. Hills. Designed by architect Frank H Webster, and viewed as an elegant Classical Revival, El Tovar was a large and imposing building for the time. Hillsonia was beautifully completed with mouldings, ornate and elaborate, along with exquisite finishes.
In 1936, C.A. Hamilton purchased the property and renamed it El Tovar. With the intention of expanding the building, Hamilton went forward with his plans of erecting two large, two-story penthouses resting atop the original building. This would be the second of the three architectural periods, the Streamlined Moderne Style, which was popular from 1937-1988. The addition would be complete in 1937. The architect responsible for this renovation was also responsible for the creation of new entrance doors along with the canopy, which overhangs the main entrance. Any conflicts in design with the previous architecture, including the original pediments, urns and features that didn’t align with current architectural design, were removed from the exterior of the building to accommodate the new design.In 1990 the third of three architectural designs was implemented, El Tovar was substantially modified, which included new balconies and a new canopy to align with the new Modified Classical Mediterranean architecture and the construction of an additional four-story detached building and garage to create a 22 unit development, by architect Vito Cetta, AIA. The Scamozzi style pilaster capitals, cast concrete balusters, applied swags, garlands and car touches where but some of the architectural decorative features that survived the renovations.
The final and last incarnation of El Tovar resulted after the 1994 Los Angeles earthquake, when the original front 1926 structure was demolished and rebuilt of steel frame construction. The architectural integrity of the original design and aesthetic was maintained and the exquisite, one-of-a-kind El Tovar luxury condominiums were reborn.
